Roof top heating and cooling units conceal problem areas of melted snow frozen to ice that cause cracks in the roof and eventually leaks.

If your roof looks something like this you probably have ice damming issues.

 

More examples of winter roofing conditions that lead to freeze and thaw conditions that contribute to roof leaks Built up snow acts as an insulated blanket causing ice to form under it. When it freezes it backs up in valleys and finds cracks in the roof and leaks into the building.

Typical ice build-up under HVAC units causes separations and ice damming leading to leaks. This is a typical cold weather or winter repair to stop leaks caused by ice damming. 

Heavy ice in eaves causes a separation from the wall and allows ice to back up causing leaks. Metal seam separations as seen here will allow ice as seen above to back up and cause interior leaks. Regular preventative maintenance will help head off this problem.

An older EPDM roof has separated at the seam and needed to be repaired with a new patch. Again an older EPDM roof has come away from the perimeter wall allowing water to enter the building below
Sealants around older skylights need to be maintained to prevent leaking New commercial grade mastics are applied to the problem areas
Curbs around HVAC units are the cause of many leaks. In this case the gravel and asphalt have been scraped back and new base sheet has been heat applied. To complete the repair a new granular cap sheet is adhered, hot asphalt is poured and the gravel is returned. Good as new again....
As part of routine maintenance and repairs all pitch pockets are topped up with fresh sealants. Routinely all sealants should be inspected and those requiring should be topped up
